Make Sure Utilities are connected for inspection
Arizona allows a ten day inspection period. Be sure all utilities are
still connected for the inspectors.

Make the home available for inspections
The seller will make the home available to inspectors during this
period. The buyer may hire a home inspector to inspect the entire home
and pool, possibly a mold expert, and also a termite inspector.

If The house is unsuitable
If there is anything non-cosmetic found within in the inspection period
that deems the house unsuitable for the buyer, the buyer can give
written notice to be released from the contract and the sellers agent
will return the buyers earnest monies.

Negotiate repairs
Based on the inspection results, the buyer may ask that some repairs be
completed. We will help you negotiate through this crucial process.

Appraisal
The buyers’ lender will hire an appraiser to appraise the value of the
home.

SIGN PAPERS & COMPLETE THE TRANSACTION

The Title Company
Your title company will handle all of the paperwork. In Arizona, your
real estate agent acts as your legal representation.

Sign the paperwork
You will meet with the title company separately than the buyer and sign
all of your paperwork. The transaction is complete When the loan is
recorded the title company will notify your real estate agent.

Get the Check
Your agent will give the keys to the buyers’ agent and you will receive
a check from the title company for the sale of your home.
